      Horrible place. I have been battling the upstairs neighbors. Management just gives me the runnaround. I have to deal with the upstairs neighbor who is loud and thumps every morning at six. The boyfriend who they say doesn't live here. The boyfriend who they say doesn't live here. But he does they take his side. The management is horrible.The only good thing is the courtesy officer who is acknowledged finally that Management has just given me the run around. And it's at the point where it's gonna end up bad for the upstairs. People when I move out.

      Compared to Atlanta, these apartments are spacious and well maintained. The office staff is friendly and accommodating with little turnover. There are move in specials, so be sure to inquire about them. The increase in rent during the second year was reasonable and was basically the cost of the washer and dryer that I rented. It's location is a big plus. You are next to the beltway and situated along Providence Rd, a major north south road. Shopping centers are going up everywhere; everything is convenient and nearby.

      The neighbors are either elderly or young families. So, you have banging on the ceiling from children running or you have the police called if you have music playing after a certain hour. (The Cop told me he couldn't hear any music.) All in all, typical things that go with apartment living; don't let it deter you from this complex. It's clean, quiet and safe.

      Hands down worst experience I've had trying to tour an apartment. We booked a tour 2 days ago for 5-6pm. You can see the entire hour is confirmed in this screenshot. I called ahead at 4:55 to let them know we were a few minutes behind but we would be there shortly. She acted as though I hadn't booked at all and I told her I had a confirmation for 5-6pm. She kept telling me they stop touring at 5. I was so confused because how can you STOP at 5 if my tour is literally supposed to START at 5? We went back and forth for a couple minutes with her offering to tour tomorrow which didn't work for us. We showed up on the property literally at 5:02. TWO whole minutes. Which was partly spent trying to find the leasing office. She gave us the same spiel and said she left a voicemail asking if we could come in ad 4:45. You can see her voicemail says nothing about our appointment being canceled if we do not change our time. If we had an entire hour booked, why the heck can you not still give me the other 58 min. Honestly, we didn't even want it to take an entire hour. I hate all the questions they ask you before they let you see what you already told them you wanted to see when you scheduled the tour. We have been touring apartments all day at every hour of the day and made it on time to all of them. We were two minutes late to this one. This is definitely not the energy you want in a leasing staff. At all. We were feeling so hopeful after being put in a tough, last minute, have to decide today about our living arrangement situation and Donna had me almost in tears in just a few minutes.

      HORRIBLE EXPERIENCE!!! For TWENTY FIVE YEARS a member of our family has had a lease with Marsh Properties....my husband's father first started his lease in September of 1996. His aunt came to NC from CT when his father died and took over his lease at Strawberry Hill Apartments. Five years ago we transferred her lease to Providence Park where she has lived ever since. Two weeks ago, this 95 year old woman who subsists solely on social security and a small pension fell and subsequently had to be moved to skilled nursing where she will be in a MEDICAID bed (she was only able to afford this apartment with help financial help from her family). My husband notified the front office immediately of her change in circumstances once it became clear that she could not return to the apartment. We were told that we could go on a per diem basis until we had the apartment cleared out. So the family, none of whose names are on the lease, worked tirelessly for ONE SOLID WEEK to get everything out and leave the apartment in great condition. Once we had the apartment cleared, Cheryl, in the office, began to backtrack and lie to us about what she had originally said. I cannot state this more clearly: This property lied to us (probably so that the apartment would be freed up more quickly), COMPLETELY CHANGED THEIR STORY AFTER THE APARTMENT WAS CLEARED OUT AND CLEANED UP and are happy to TAKE MONEY OUT OF THE POCKET OF A 95 YEAR OLD WOMAN WHO GETS BY ON SOCIAL SECURITY, A SMALL PENSION, AND HAS BEEN MOVED TO A MEDICAID BED IN A NURSING HOME!!!!!! FIND ANOTHER PLACE TO RENT!!!!!!!!! FIND ANOTHER MANAGEMENT COMPANY!!!!!! Oh, and when my husband stated the fact that we could have left the apartment a mess for THEM to deal with since no one else has responsibility legally, he was told "That's part of the business." NICE! If you rent here, I sure hope you are never faced with any unfortunate or emergent circumstances, because you will get NO help, NO consideration, NO compassion from Marsh Properties. Also.....I had to mark one star on this review in order to get this to post, but I would give 0 or negative stars if that were possible!!!!

      We stayed here for 4 years and it was a happy moment when we moved in. Providence Park is one of the properties which falls in the school zone for Providence park elementary and there is only one more apartment falling into the same school zone hence this property has a good demand and they take advantage of the same. If you move just .5 miles away from there you get better properties at lower rent and 10 rated schools as well.

      The apartment was empty when i decided to rent it out but they did not show it citing security reasons. Finally i understood it was a handicap access apartment. half of the space on one counter top was taken up by microwave, The toilet was so low that we could not use it in one of the bathrooms.

      1. My 1.5 year old daughter was in the car and my son went to ask for an extra cookie during winter on the Wednesday cookie day. They could see my daughter in the car strapped in the car seat but their response was she has to come if she needs one.

      2. You can find dog poop all around as there are few folks who may not pick it up.

      3. Everybody in the office is rude like anything. They think they are the the kings and the tenants are like slaves.

      4. The maintenance supervisor thinks he is the best in the world and even if he spoils things, his end remark is that's the best we can do. Never says hi and is very rude

      Things are at the best when you move out. They slap you with a hefty fine and all normal wear and tear is caused by you and they would need to replace everything. They would squeeze as much as possible from you citing stupid reasons. The legacy of Marsh etc is just for namesake even the leadership is just here to make money.

      My advice look for another property else were if that fits your needs. There are a ton of properties around Providence Park which are much better, cleaner and with better staff and amenities

      We moved from CA to NC and moved into Providence park. The whole apartment community is beautiful. Very conveniently located close to I485. Lots of shops nearby (less than 5mins walk). Apartment fittings were new and very clean apartment units. The staffs at the leasing office are friendly. They have some or the other events going on.
      Diverse group of residents. This apt allows pets as well. Providence spring elementary is the school zone. 10 rating, highly ranked school. Very timely maintence.
      So far so good, we are loving it.

      We lived here for 2 years, full of old people with digs. They screwed us out of $250 of our deposit after we had had the apartment professionally cleaned.
      The staff are not helpful and mean as heck.
      I would not recommend this community..

      My husband and I viewed the property yesterday. We were both amazed by the large apartment homes and the professionalism. We will be relocating to the Charlotte area in a few months and feel as though this can be a potential win for us.

      11/10/15 Update: My family and I moved to charlotte and decided to go with Providence Park. We were very pleased for the first few months. The property is extremely convenient to shopping and I-485 which is a huge plus for us. Every single time we've had company everyone thinks we live in a condo. They absolutely love the huge luxury apartment and so do we. The only issue that I have and the reason for three stars and not five is the manager. She has turned us off a few times in which we've ignored it and went about our business. However, recently she has not acknowledge me when I or my son walks in the office for a package (as she's assisting someone else). I understand she may be busy but a quick.."I'll be with you in a minute" would put my mind at ease. However, she has looked at me on numerous occasions and went back to doing what she was doing without even acknowledging my presence. I love this property and my apartment too much to let her run me away. The other office staff are amazing. Especially Pat (who is no longer here..bummer) and Teresa. They have always been friendly, kind and sweet to my family. I just wish the manager would quickly get her act together and learn how to improve her customer services skills before we cant take it anymore and end up finding another home.

      Updated review

      After the property manager posted here and said she wanted to work on a resolution and how it was a misunderstanding, my phone calls were never returned. I called three times! Also, I know she knows who I am. She could have called me directly rather than post here. Today, I went to the office to give my notice and the property mgr saw me there. She came over to tell me that that there were no large garages available for our truck and that she planned to call me today. Doubtful. Either way, we are moving and leaving this place behind. It will be good to close this chapter in our lives and never think about this place again.
